Step 1. Needs Analysis
Our first step is always a “Need Analysis” meeting. We know that everyone’s needs are different, each situation is unique. Taking time to ensure that we truly understand our client’s needs and goals is paramount to providing counsel and advice that result in informed and confident decisions.
Step 2. Your Home Search
Through daily searches on the MLS, networking with agents for “off market” properties, door knocking your desired areas, we are committed to do everything we can to find you your next home.
When we have identified any properties that match your criteria, we will help you pre-qualify the contenders by reviewing the property’s listing and sales histories, contacting the Seller’s agent to glean insights around condition of the property, and research specific details about the land, structures and improvements.
Working within your schedule, we book and attend private showings with you to thoroughly assess the home.
Step 3. Offers/Strategies/Negotiation
Now we’ve identified something you love and you want to make an offer. Together we craft an offer strategy based on many variables; understanding seller’s motivation and listing pricing strategy, showings and offer activities, current market value, offer conditions and clauses to protect your interests. With this understanding, we Negotiate a deal that works for you….or we don’t do it!
Once we have a conditional agreement, we can provide you with names of trusted lawyers, home inspectors and other reputable service professionals to assist us determining whether to move forward and firm up the deal.
Step 4. The deal is Firm – What’s Next?
Yay! Your deal is now firm and you’ve purchased a home… what’s next? Well there’s Buyer Visits so you can show off your new home to your family and measure for blinds. You may need to find a mover, hire painters and contractors. You'll need to plow through your Moving Checklist that contains tasks like changing addresses and contacting utilities . . . and pack.
